Procedures & Required Docs
Part-Time agent procedure for submitting documents to 6th Ave Homes:
Please ensure that all of your documents have proper initials & signatures BEFORE submitting. If Victoria discovers that you are missing documents, initials, or signatures, your CDA will be delayed being generated.
All documents must be submitted via at least 7 business days prior to closing. This allows Victoria time to check your documents for compliance & generate a CDA for you. Victoria will be uploading all of your documents to Rechat.

Residential Buyer/Tenant Representation Agreement - TXR-1501 (long) or TXR-1507(short)
Remember, you MUST have a TXR-1501 or TXR-1507 signed by your client
BEFORE you show a client ANY homes!

Addendum to Furnish TILA-RESPA Integrated Disclosure
Contract:
One to Four Family Contract (Or New Home Complete Contract or Incomplete or Builder Contract)
Third Party Financing (Not required for New Construction)
A compensation agreement - See New TXR Forms for more information.
You can call the listing agent & ask them if this is a “Broker to Broker” transaction, then use Option 1 below,
OR if this is a “Seller to Buyer’s Broker” transaction, use Option 2 below.
Quick cheat sheet for compensation:
Option 1:
If the listing agent uses Paragraph 5a from the listing agreement, you need to put the BAC at the bottom of page 10 & have a TXR 2402 completed prior to your offer being presented.
Option 2:
If the listing agent uses Paragraph 5b from the listing agreement, put your requested BAC in paragraph 12.A.1.b of the contract. Nothing goes at the bottom of page 10 and no additional TXR forms needed (other than your Buyer Rep {TXR 1501 or 1507}).
